@Mel Hayes I called the last known owner, then also the Bank that was suppose to have the ownership and it is no record of it. The agents I had to help me with the due diligence of the property found that it is an open property.

@Ryan Best I definitely appreciate that. I spoke with one who I did let them know that I could pay. One of them was pretty upset and said she has been there for two years, but I'm not sure if she has received any mail or made any additions to the property. I think that might help more but they also let me know that they knew of other properties that they said they might be willing to help me locate and I offered to pay for any help. I am now working with an agent to help me a bit. And if there are any Lawyers that have any suggestion on it, I am definitely all ears!

What is the easiest way to get rid of squatters in California legally if there is no ownership of the property?

The Person I spoke with was the one who has it under contract so dont know how to go at it.

Details I have from it so far now are:

5 APN 2.45 Acres Purchase Price $1,695,000 Seller will carry $750,000 (rate and term negotiable) On-Site management in place Monthly Gross Rent: $9,900 Avg. $309 per space Pro-forma per month $18,400 ($575 per space)* *$575-$875 space rent per other Mobile Home Parks in and around it.

AB 1482 does not include mobile homes allowing park owners to raise space rent as much as they want. (buyer to verify). PROPERTY EXPENSE - TAX, INSURANCE ($2,648 annually), water/sewer ($8,832 annually) - no maintenance (do not own the Mobile homes)

I need help in wanting to know how to go after an Rv/Mobile park I came across that is willing to do seller financing. This would be a good deal I believe. but need opinions and maybe even a partner if possible.

I recently began just looking up owners from the properties I Drive for Dollars for, then I look up info on the county assessors website then search the names on facebook of the owners. It seems to be making find owners easier. Any suggestions on how I should phrase the message reaching out and verifying it's the actual owner and If they are interested in selling the distressed property?

Hello, I'm La'Moure and I'm new here to Bigger Pockets from Phoenix, Az. I just wanted a bit of help if you may know is the Formula to offer the seller the same in every state, like for example is Arizona still multiply by (0.7) as you do in Virginia by chance?

ARV(0.7) - R.C = Maximum Allowed offer ?

Or

ARV(0.7) - R.C - Fee = Maximum Allowed offer?
