Thanks Arsen for that info as that is exactly what I play on doing for one part of my business.  I always stayed away from Section 8 at that time and did Zero down purchase doing 80/20 loans and/or interest free loans as well.  Just as you said Arsen, that meant a higher mortgage payment, and when rent rates dropped I was not payment $3,500 out of pocket every month to cover the difference between mortgage payment and rental payments.  

Michael, outside of putting money down and doing Section 8, I will also be doing Rent to Own program as well.  I am meeting with a RE lawyer next week to get the paperwork going. I also want to get into multi unit properties and do Section 8 with those units as well.

I lost everything in 2008 during the recession.  13 homes all in the suburbs including my personal home in Royal Oak.  It was devastating for me at that time.  I did everything right and just did it at the wrong time.  WELL I AM READY TO GET BACK INTO THE GAME AND START ALL OVER!! I want to make my business recession proof now.

Hey John, did you get any more info on this.  I have used Rentlinx for YEARS and love the platform and price.

@Kevin Mahoney I got my license 2 years ago and I do 3 to 5 deals a year and it is SO worth it just for having access to the MLS. Before I was a realtor it was hard to get my realtors to send me does of follow up on my request. Now it is at the tip of my fingers.

Welcome, I did the same thing.  I lost 13 homes in the recession of 2008 including my own house.  it was devastating. However I learned and proud to say in Feb 2020 I now own 32 doors in Michigan and in Florida. One thing I learned was to share success and not be selfish, so if you would like to chat just connect.   

Great choice Matt, I have a 8 year old daughter and Real Estate allows me to have the money and the freedom to work from home, take her to swimming classes, gymnastics, horseback riding...anything she wants and I love it.

@Ryan Dosenberry  I was in your shoes this summer and decided to go ahead and get my RE License.  It just made sense.  I will sent you a PM and I can share with you a bit more.
