I am a contractor in AZ that currently pays 600 a month for a storage yard. Its been on my mind to buy my own storage yard or a rental unit w/ yard space and start redirecting the 600 into my own pockets.

In essence it would afford me another 600 a month from any investment property that I purchase.

I have recently found two homes/ duplexes that are for sale (one short sale, other is thru private party). Both have the type of space I need.

Im trying to determine how best to fund a project like this. I have decent credit 680-710 and can afford to put down 20%. My reason for not using a conventional lender is my debt to income ratio is about 8% off the mark.

Any advise appreciated.

I saw a bunch got hung last night in Tucson.  On my way home from a job site this afternoon I saw a woman methodically removing them one by one.  Im interested to see if the hanger even got one call.  What a waste of investment.  Id hang em high so no one can reach em w/o a ladder.

How did u locate this property? MLS your own marketing?

Did u use a conventional loan, owner financing, other?

Sorry to say I have been this tenant in decades past. There's a slim chance the dog is on loan. But I promise you that if its not it will likely cost you. New and young dog owners are IRRESPONSIBLE at best.

I think you could save the money and use it elsewhere. Edge in some beds around the house. Make them deeper in the front and add a front entry patio or larger stoop to emphasize the front door and improve curb appeal. Also would help to add some low shrubs beneath the front window and maybe a larger off the corner to ground and soften the facade.

In the rear add a porch and trees and edged beds with mulch and shrubbery. It would also help to paint the house a more modern color. That blue and white scheme looks to be from the eighties. More earthy colors will make the place look more modern (like the tan place).

From what I can see that is a VERY busy intersection. Also the chain-link is gross. White picket fence in front. Taller fence in back to add privacy. The dog eared wooden slat type. Pay a laborer to remove the backyard concrete and get some sod in there with three small shrubs and some mulch. Inside looks nice from the pics I saw (IMHO). However it sounds like the kitchen floor offends some peeps. In the end if no one is knocking, its priced too high.

IMHO I would start with the porch. Its pretty ugly. Doesn't line up w much and is out of character/ scale with the rest of the house. In addition I would make sure the walkway fully lines up w the new steps/ porch. You could also create a larger planter in the front yard by eliminating a lot of the grass (maintenance), edging the new space with pavers that match your trim and planting some low maint. low water use species that would add color to the place. The right shrubs would also allow u to control where peoples eyes navigate to on the facade of the house. Im a landscape designer and contractor so I have done this before.

Im a GC. Call and leave an ultimatum. "You have one week to line out how this will be fixed or I call the Contractors Board the BBB and Consumer Affairs and ultimately an attorney." Ill bet he reacts.
