I would just form a ATV sportsman's club. They purchased a 6 month or yearly membership that entitles them to use of a "lot" for their camper or temporary cabin. Set up some rules so anybody gets out of line you can just boot them out of the club instead of having squatters or tenants. Form an LLC, have insurance that covers the club and members in case of an accident. That's the way we do our hunting club and it works great.

I agree with Clint... there is a guy in Putnam County FL (near my parents home) that did that and has turned it into a major business where he is easily grossing several million annually.... good luck.

 @Account Closed:  I lived there like 4 years.  The beaches are great and the diving is absolutely amazing.  You kind of get the fever some times, but honestly, I really enjoyed it.  The island is big enough... but I did have to travel quite a bit for work. I just think it affects some more than others.

@Gordon D. Haha... missed it on the list. I grew up in Florida. I would put it after Alabama I guess. I lived there so long I really don’t want to go back, especially after living in Hawaii. The beaches in Hawaii are so much less crowded.

Having lived in Florida and Hawaii.   Hawaii is 20x better in many different ways, except for taxes and cost of living. The beaches are comparatively empty if you exclude Waikiki.

I really like Cincinnati. There are a lot of parks, a pretty good arts community, good restaurants, and many beautiful homes and neighborhoods. The only thing I really don't like is winter, but it's not horrible.

If I could live anywhere, I'd move somewhere in Florida or maybe Hawaii. I want sun, nature, and the beach all year long. 

I have lived in FL, MO, AL, NC, HI, CO, UT, NY, Germany, Israel, and Afghanistan(kind of).   Stateside, I would rank them: HI, CO, AL, UT, NC, NY, MO.   My experiences in Germany and Israel were awesome and would certainly consider going back if the opportunity was there.

@Brandon Morris I’ve replaced 2 roofs on my rentals in Baldwin and Mobile, your roof quote is actually pretty good.  I got 5 quotes on a 3000sqft house, best was $16000.   I got 5 for a little 1500sqft, 2 guys didn’t show, best quote was $11,500.  For some reason lower Alabama is very high on roof prices because DR HORTON is giving them so much work.

Yep, Most went 0%.  I spoke to the clerk at the revenue office and she said that 3-4 real estate companies submitted long lists of 0% bids.
