Follow-up question about the Rental Property Calculators. I'm entering the TOTAL BR/BA of a duplex (2 br, 1ba + 1br, 1ba = 3br 2ba in the whole property) for the Rent Estimate & Rental Property Tools. It's giving me a rent income, but I don't know if that's PER UNIT, or the WHOLE property?  Help is appreciated. Thanks

THANK YOU!Update: Got great advice today from a REIA WI investor. Very helpful, got brave & called seller today. She accepted another bid :( I offered to submit a 2nd Offer as a backup for them so we're 2nd in line if that falls thru. She's calling me tonight w/answer on that. Thankful that she's very cordial to me, she doesn't know it's my first time ever lol! Kerry, any meetups in between you & me? You're a 3-4 hour drive from me. :)

Hi Maggie, I was looking for the same advice today! Mine is a postcard size, but I can see writing a letter too. I'm shocked you didn't get any advice. I think your letter is top-notch! Keep in mind though, A creative finance guy on YT told us to always make sure to HAND-write the postcard or letter. That's a lot to hand write. Since you posted this, let me know what you settled on for doing this?  Let's help each other, I'm in MKE WI suburbs & my guy and I are very new too! I'm nervous as today's my first soft lead door knock on a property that is an estate (daughter is cleaning out Mom's house, a friend of ours is their handyman as they prep to sell). I'm scared but we're going for it! I could (almost) sell ice to an eskimo so I just need to GO FOR IT (!!)

Soft lead (friend of mine is their handyman) on house in Class A MKE suburb. Flip is only way the cash on cash/flow works. How to phrase my note to them today? "Hi ______, my hubby & have been friends with "___" (great guy!!) for 10 years now. My condolensces for your loss. He mentioned that you may be interesting in selling your Mom's home.  We have been looking for a house in this area for awhile!  (we're currently in "G______" area. Here's my # why don't you give me a call, we're very interested & can close quickly, no real estate agents fees which will save your family a lot. Looking forward to talking with you soon!  Hi! I'm very new also, but before I went "pro" here, I spent many hours listening to BP podcasts & you tubes. In search box of the Bigger Pockets channel, enter "new investor" or subject you specifically want to learn, on your podcast or you tube platform (I have Spotify & have a FREE You Tube account).
