search for a "cleanout" guy. they are about $300 for a large pickup truck with full height walls on bed.

oh man, can I relate. like some others I hoped it would work out and they would come through. filing for eviction is your insurance policy whatever it costs. if they come through after your have filed then fine, you have options. until you file all you can do is hope they will come through. bad for you.
I think of it as running a restaurant and they just ate their food, refused the check and order again. would you stand for that?

avoid carpet. if you have god hardwood then finish it. vinyl planks that simulate wood look great and wear well.

the property is in Passaic, NJ. no debt. bought with cash. market value is approximately 210,000.

I have it on one of my rentals. it is a good siding material. it lasts for decades and holds paint well. it should not be a problem to keep it in place.

Does anybody know of an asset based lender who will look at the property only.
I looked into B2R but they want to package 3 properties together and wont do one property at a time.

Seems simple since the Tenant pays for water. If it were you it would be more complicated.
As a side note this is why I don't like to have clauses whereby the Tenant is obligated to pay repairs up to $200 (or whatever). I want to know right away when the simplest thing is broken. Especially for plumbing.

on the surface those are very good numbers. But look into the cautions others have raised.
