I have used a number of underwriting programs.  I like Michael Blanks the best.  He has a good tutorial that comes with it.

Good luck on your search for a multi-family within the 1031 time frame

When analyzing deals for multi-family I use 50% of rental revenue for expenses.

I suggest looking into Michael Blank’s program.  Focused on multi family and has a guarantee with it.

We use crowdfunding

I do not know anything about the program you are speaking about.  I have taken parts of the Michael Blank program and found it very educational. Listen to his podcast and you will get a feel for the program.

I listen for investing educational purposes.  My regular weekly podcast I listen to is people that are advanced real estate investors who provide strategies that I can implement.

The people that raise money for my syndication have to be an employee in order to generate a commission for fundraising. My understanding is if you are not licensed you cannot accept compensation on money raised according to the SEC. I would check with an attorney with deals on SEc law to confirm.
