Roshan - I use Speahead Insurance in Houston area. Contact person is Koren.

They have managed to consistently get me far better coverage for a lot less money and their customer service is the best I've found. I found that the agent with one of the well known companies I was using before had me policies with a lot of "holes" in the coverage. I think it was just because the previous insurance agent wasn't familiar with investment properties.

I own sf lease homes in the greater Houston area. I contract with a company here that protests the taxes every year on E dry home and does a great job of keeping property taxes as low as possible. Also I use an insurance company that specializes in rental properties and they reshop the policies every year getting me the best deal on insurance rates. The mistake I made before was using an insurance agent not setup to work with investors.  So this is the best solution to these issues that I have found. Hope this helps.

It looks like you are in Texas so be sure you stay in compliance with chapter 92 of the Texas Property Code. You can find a link at texaspropertycode.org.  There are time limits on the process that you want to be sure you agree to. Also review your lease form you used for any particulars the lease may detail.

Perhaps you can contact mysmartmove and ask for clarification on this.  I have had very good luck with mysmartmove over the years but  this report is not clear.  The one entry shows a -0- balance but a past due amount of $27,141???  Something is not right.  If I used a co-signer I would do the same check on them as your tenants to be sure they are credit worthy etc but I think I would request clarification on thee report first.  Also with a combined income of $3500 a month the $995 might be pushing the limit depending on total amount of other monthly debt.

If I'm reading that correctly they have combined 65K+ of PAST DUE debt?  If this is so I'm surprised that mysmartmove recommended renting to them.  If they are late paying those debts they will be late paying you.  I wouldn't lease to them.

Better compare your insurance rates on with and without pool as I would suspect there will be a huge difference which may quickly eat up your cash flow.

Depends on the wording in the lease. It should detail the notice requirements.

i give them a preliminary application. Then upon review of their preliminary application if it appears that they meet what you have specified in your tenant selection criteria, only then do I submit their email addresses to mysmartmove for secondary screening. I have mysmartmove charge them the fee and this is my Non-refundable application fee that I have specified on my tenant selection criteria form.

All depends on the wording in the lease. If it is a standard form TAR-2001 lease then there is a form available for notice. Main thing is to be sure you are following the notice requisites in the lease.
