Hey Fellow Investors,

I'm am curious of what creative ways you may have to get an off-campus student housing rooms filled half way through the academic school year.  It's a 6 bedroom/6 bath in a small town in TX near a few colleges and leases usually go thru August thru July.  

What are some good ways to get tenants in there (filling vacancies) having 1/2 of the rooms filled and them not knowing the other tenants?  Should we do a shorter lease for them and get them signed up for a full year next July?

I have an off-campus student housing property in a small town in TX.  Just cosmetic upgrades no true renovation.  I haven't seen any covid shutdown this time around.  Be weary of your student tenants who try to tell you that to try to redo their lease agreements.  I called the University itself and there was no shutdown at all.

Hey Ian,  

Hows the market in Louisiana?  I own one student housing property and want to do more.

Luckily student housing goes by school enrollment so hopefully they're are some good local colleges with too many students and not enough on campus housing so you can get your off-site student housing investment going.

What's your plan on turning your SFH into a student house property, any rennovations? Also, do you have a team in place?

That's great @Ethan Brown!  I use rentometer.com to see what average rents go for in any area, just put the address in there and how many beds, bathrooms and it will give you a good estimate.  I'd be interested to know what market you're looking at to see what kind of deals are there too.  I have 1 student housing property already but would like to get more.

A lot of condos especially in Miami have really high HOA fees. I would look at an up and coming area and buy a duplex and either house hack for lower interest rate or buy a cheap one where your not spending all your savings on the down payment.

I'm new to the RE game as well but I like that strategy to build capital and leverage that to buy more properties. Since you're a 1st time home buyer, have you checked into the first time home buyer down payment assistance programs that TN and AL offer?
