Post: Skip Tracing software for driving for dollars

What is the best skip tracing software to use?  I have been driving for dollars and i need a good skip tracing service.  Someone recommended Intellius and Skip Genie.  Anyone have any other suggestions?  I keep hearing that Intellius is not the greatest and Skip Genie is expensive.  Skip genie has one that is $47 a month plus $1.50 per search.   Which one should i choose? help

Ray Lai, I am mailing to absentee owners and im gonna do exactly what you said by creating another follow up list with the CRM system.  I know things change as time go on and those people may change there minds.  I may just do a follow up by calling them to save $$$$$.  Thanks

@Christine Kankowski, thanks for the info.  According to the research i have done so far it has been said that follow up is key to any successful business.  So i was wondering what others were doing.

Help!! Im new at this and trying to get started.

I just set up my direct mail campaign and i have been receiving calls.  When the customer calls back to tell you they are not interested in selling at this time do you take them off the mailing list or do you leave them on there and continue to mail to them repeatedly?

When speaking to the customer and you make an offer that does not work (no deal) do you take them off the list?

I guess im trying to figure out what i should do when i speak to the customers and we dont have a deal, they not ready to sell at the time, they have renters in the property and dont want to sell etc?  Do you take them off your mailing list and create a call back list then do a follow up or no?

Thanks for the info.  I haven't started sending out anything as of yet with a mailing list.   Thats what im trying to figure out so i can get the campaign going. I have sent out some yellow letters on some driving for dollars that i have done so far.  I have the docket gold yellow pad with the invitation envelopes that i have been using and hand writing them myself.  But of course its no where near 250 a week. I think i may have sent out about 25 since i have gotten started.  

Where is the best place to purchase and send out the yellow letters and the post cards so i can get this thing rolling ASAP?  I really need to get this set up and going because as of right now i am only doing the bandit signs (which is a headache but get the phone ringing)  and driving for dollars.

My next question is do you keep sending postcards and yellow letters to the same people everytime? 

How often do you send out to the same list?

Antonio, I have a website being created and should be up and running within the next week or so.  

As far as yellow letters and post cards,  what do you mean when you say "need to be done on the educational level"? I planned to follow Ron Legrands methods on how to write them and mail them out.  Would that be considered educational level?

Also, how many should i send out a week? He say 250

Should i break it up 125 postcards and 125 yellow letters a week?

What is the best list to send direct mail to?  I hear everyone hear say absentee.  It seems like everyone is sending to the same list of people.  I have been driving for dollars and skip tracing to track them down.

Are you living in the Kansas city kansas area?

Altho i have only been at it a couple of weeks, i had been receiving 6-8 calls a day both sat and sun.  i put them out late friday but I have to go back and pick them up sunday night.  I use blue and red markers on my signs, but The problem is the sun has faded the ink on the board so now i have to go over alot of them.  That is why i was considering getting them done the professional way.  But whatever works.  If i have to write over them to darken the colors again then oh well.

hello everyone.  i am a new wholesaler here in kansas city.  im trying to figure out what is the best marketing strategy to use here.  since kc is so small it seems like everyone is doing the same thing as far as sending direct mail to absentee owners (everytime i talk to a potential seller he say he has gotten several letters about selling the home).  i put out bandit signs in the northland and in certain areas they got taken down, vandalized etc.  some areas they didn't. Its only been a couple of weeks so i am trial and error rite now.   i only put them out on the weekends.  i plan to market kansas city kansas and missouri.  just wanted to get some pointers on what is working in the area.  I haven't set up my direct mail marketing yet. unsure who i should target. Trying to get started and wanted some pointers thats all.  Please help!!!

What should i do for marketing in the kansas city area that works?

Do yellow letters work well in the kansas city area?

Do post cards work well?

Also, where is everyone getting the bandits signs for $1 each?

Are they one sided or 2?

What size are they?

I hand wrote mine out and i got some calls but they are starting to fade due to the sun so i want to order some professional ones.  Dirtcheapsigns have the cheapest i have found but they are not $1 for 18x24.

Hello Everyone.  I am a newbie to wholesaling, rehabbing and holding properties.  I am not new to the Real Estate World.   I was a Real Estate Agent from 1998-2008 but no longer have a license.   I have done some rehab jobs within my own property but not to the public.  I wanted to introduce myself and to meet investors in my area that are doing something that i am interesting in doing and surround myself with like minded investors.
