Hello. Currently under contract of a residential property that has been sitting for 7yrs. It was formally a day care and I will be rezoning it for a youth center. Does anyone have any suggestions on the steps that I should take to get this property in a habitable state? This is my first commercial property and I had to fire my realtor because they insulted the seller. So I am out here figuring this out all on my own.

I am currently in negotiations for what would be my FIRST house hacking experience.  Im purchasing a split level on full unfinished basement 5bd 3 1/2 bath house. Where I will convert the basement into a stlylish 1 bedroom apartment for a renter and live in the main house. While renting out my current 3bed 2 bath house. Wish Me Luck!

Hello BP family. I am looking for my "Next Chapter" home which will allow me to rent out the home that I have lived in for the past 11 1/2 years. I have found a complete tear down in the Smyrna, Ga area for 169k. I plan to offer 100k. Every house on the street except for the last 3 are new and are worth 350k+ Any suggestions for a newbie with HIGH ANXIETY on what to do next.
