The "time of year" is always the most convenient excuse after the price being too high. If you have a good agent marketing the property then it is never a "bad time of year". People are ALWAYS looking for places to rent...and actually this "time of year" usually means people are MORE SERIOUS....or just at the end of their leases! If someone uses that excuse and they are a realtor..then it is just an excuse.

...my posts keep being removed for self promotion... a bit unsure why, but hopefully this posts this time as I'm trying to be helpful!
It is a beautiful property in a great neighborhood! However, the price is higher compared to others in the area. I am linking a property similar to yours just for one comparison below. My advice would be to offer it as furnished for $1800, or unfurnished for $1600-$1650. Lowering the price a bit to lease the property is a better options than having it sit vacant and losing cash flow. Another option since you are open to keeping it furnished would be an AIRBNB/vacation rental. Additionally, changing the photos up a bit can help to refresh the listing, and I always do a video walkthrough of rental properties (just on a smartphone is fine), so renters can see the property and get a better sense of if they are interested/if not. Facebook Marketplace is great for rental properties as well. The last suggestion would be having an agent market it for you on the MLS as it does bump up the exposure a lot.

You can definitely find 4-plexes in and around the Houston city for that under $300k, but research the area or work with a local realtor who knows the area well, as Houston is not only a big city, but also full of very spotty areas even next to great areas. It can literally change from street to street.
