Hello,

What are some things to look for when shopping for homeowners insurance if we are planning to rent out the basement and still live in upper apartment? Should we get liability insurance or is that not needed? Would an umbrella policy cover that?

@Bjorn Ahlblad is that because is weeds out the people who are too lazy to put an offer or it gives less competition?

I am trying to buy a multi family home or duplex around Salt Lake City and I am finding that many of the properties posted for sale don’t allow a showing until an offer has been made. Is this common? I can’t seem to understand how a motivated seller is more concerned with bothering their tenants rather than making money on their sale.

Hello,

If we plan to live in one part of our duplex and rent the other side do we need to get both, homeowner’s insurance and landlord’s insurance? Wouldn’t landlord’s insurance kind of encompass the other one?

Post: How to manage a legal non-conforming property?

We are buying a legal non-conforming property (two homes attached by a garage). How do we insure this property? We are still working on getting the zoning grandfathered in, so if it doesn’t go through how would we deal with it then? The tenant leases that we are inheriting show two separate addresses and there are separate meters for everything aside the water line.

First time landlord here. My husband and I are currently under contract for our first rental property (multi-family home). It comes with tenants on both sides (one until March, one until September). We plan to move in as soon as the earliest lease ends. We had our inspection yesterday and we definitely need to fix a few things, the most pressing being two tall decks that act as a front and back entrance to one of our units. Does anyone have a comprehensive checklist of things to do, for first time landlords? We have never owned a home before, but have a pretty good idea of what it takes to maintain one. Are there any things you wish you did when you first got started? Having tenants with current leases gives us a bit more time to figure out what we want to add in ours. It feels like crunch time and we are trying to do things right, but it sometimes feels like we are missing things.
