Anyone can get hit by a truck or go to jail or die of a heart attack and fail to hold up their end of the lease. should we terminate leases with people who are ill because they might die? Are you trying to get a higher rent by terminating his lease and you’re just looking for an excuse to do so? Or is there some other reason you’re asking?
Are either of his bio kids over 18 now? If over 18, In N.C. they could probate the estate. Not sure about how it works in your state. I’d imagine that would be a reasonable expectation. Only his bio kids would stand to inherit. Not her child with a different dad. If joint tenancy survives divorce In Your state, his ex would be full owner of the property. If joint tenancy becomes tenancy in common upon divorcing, the kids would be entitled to ex husbands 1/2. I can’t see the divorce agreement being enforceable now. The owners are either ex-wife 100% (if joint tenants survive) or ex wife 50% and child 1) 25% and child 2) 25% (if upon divorce ownership converted to tenants in common). For the kids to force sale, in (N.C. not sure about your state) they’d have to petition the court to partition. Then the court would weigh in on mortgages , who paid what, and what is fair. The cheaper route would be to negotiate with kids. Not sure how that works if they’re under age.

“Trailers and mobile homes are not the same as a manufactured home. Manufactured homes can actually appreciate. The one we did isn't  really a "mobile" home. It's a manufactured home, and considered the same as stick built as far as lending. Manufactured is attached to a foundation, and no longer "mobile" . Mobiles I believe are considered personal property. Trailers are something that can be towed behind a pickup truck. “ A lot of this isn’t actually correct. Mobile homes - “singlewides” and “doublewides” ARE manufactured homes. They’re on-frame. What I believe you’re referring to are off frame modulars. Mobile homes can be attached to foundations and become real property when the tongue and axle are removed and piers are put under it with tie downs. The title is retired and you can get loans on them - FHA and conventional loans. Even 30 yr loans. If the tongue and axle are present, and it is titled then it is considered and taxed as personal property. It’s very common to call singe and doublewides “trailers”. Hence the term “trailer park”. Camper-trailers are also called trailers. I would imagine a pickup truck would have a hard time towing a modern singlewide. Singlewides evolved from camper trailers, most notably In the postwar era. Check out spartan trailers, which in the late 40’s and early 50s were beautiful, aluminum bodied small houses on wheels that could actually be towed with your vehicle and were typically used as housing. Very affordable to young veterans.

My background is in SEO. Specifically, legally marketing. It takes at least a year of SEO commitment to start ranking a new site. If someone came to you to sell their services, you’ll have a challenge to figure out if they’re any good. It will cost you a lot to learn that lesson. SEO is very expensive because it’s hard to compete. Unless you have a large budget, or are targeting a small town, Its probably more sensible to focus on social media / Advertising on Facebook and google. I think it depends on the deal. If you find a house for $10k and it’s worth $100k and it needs $5k in repair and labor is $5k , than this deal is bad for you. 

If you find a house for $70k and it’s worth $100k and it needs $10k in materials and $30k in work then it’s a terrible deal for him.

Pretty sure he didn’t ask for marriage advice. The least thread offering marriage advice wasn’t well received. ( For what it’s worth I bought a property with my ex, then married him, and I’m now divorced). The OP stated he’s prepared to walk away if things went south and give her he property. I would have her buy the SFR. You can protect your interest with a second, owner financed mortgage or a lien. Or just chalk it up to helping out someone you love.

make sure you have enough repair area to put in a new drain field. I have had to do this where the original owners built a 4br doublewide on a 3br septic. Took a day and $3600 to do the actual work. Permit was $100-$200 ish and the county came out and laid out where to put new lines and issued a drawing that the septic contractor followed. If you don’t have enough land to put the repair field you could ask for an easement from a neighbor. If you’re backed up to a creek or in a tight neighborhood you may have a problem. Alternatively, See if you can tie into the sewer if it’s nearby.

A( Sell her the whole house for 1/2 it’s value. She gets a mortgage and quit claims 50% interest back to you subject to the mortgage. If she stops paying , you’ll still be just as liable otherwise the bank will still foreclose. 2) Get a mortgage together and you’re still liable. 3) sell 1/2 interest and owner-finance (she pays you the mortgage) so you can foreclose on her 50% interest if she stops paying.
