Hello!

We have a 1 bedroom condo in Baldwin Hills that we would really like a property manager to help us manage. Does anyone have a recommendation for a good property manager/management company? I've reached out a couple of companies but no one has responded to my messages. 


Our thought was to work with a larger company like we do for our properties in Chicago. Their systems make it easy on both us, and the tenants, and we greatly appreciate their owner portals and end of year reports for when it's time to file taxes. I'm hoping we can find someone with a similar set up here.

Anyone have any recommendations for Chicago property managers? We are primarily interested in Northern/Eastern South Shore or Eastern Woodlawn.

With evictions needing to be just cause, or no-fault just cause (owner wishes to occupy property), are landlords no longer needing to pay the ~10k cash for keys? Everything I am reading on AB 1482 is showing relocation assistance (or waiver) via one month's rent.

For example, buyer wishes to purchase a fully occupied duplex and live in half as their primary residence. Would they just need to provide the necessary notice and relocation assistance upon closing? Could the notice period be baked into escrow for property to be delivered vacant?

Hello fellow Bigger Pockets real estate agents!

I met an investor at a meetup that I attend in Los Angeles that is looking to do out of state investing. I'd love to help him out and connect him with investor friendly agents that have access to deals that match the criteria he provided me.

Any primary market in these states meeting the criteria:

- TN IN UT CO AZ OH WI TX

- 15%-18% average Net cap; preferably 18%-24% in secondary market

- residential 1-4 units

- commercial multifamily / apartments 60+ units class B or class C

- deals can be from $50K to $500K

I'm happy to introduce and refer if anyone is able to help him out. If this is not the appropriate place to post this, I do apologize!

I personally use Everlance. 

It allows me to track both my milage and expenses automatically in one app, and sorting between personal and business can be done with just a swipe.
