@Max McNally Like others have said, the market is pretty tight here in Eugene but there are some deals to be found. Our rental cash flows $500/mo and we bought it off the MLS so it can be done. That said, we're looking to invest OOS ourselves since our money will go a lot further somewhere in the midwest.
Happy to weigh in on neighborhoods, etc. if you're still interested in the area.

Good morning! I’ve been reading the BiggerPockets books for a few months and am excited to join the online community to learn more from all of you. So far I have one rental and have done a few flips now so I’m happy to pass along anything I can to help you guys too.
I’m living in Oregon but my husband and I are looking to invest in more rentals out of state. We’ve narrowed the candidates to Indianapolis, Nashville, or central Michigan, primarily because we have some personal knowledge of those markets. Any and all advice/connections in those areas is welcome!
