I recently went driving for dollars and found about 90 distressed properties. I'm looking for an accurate skip tracing website/software so I can begin cold calling. Anything helps! Thanks in advance.

Thanks John, I'll definitely look into House Hacking for sure. As for partnering with a lender, would you mind going in depth of why I'd need to partner with them and what the conversation would consist of? I apologize in advance for the obvious questions, I'm just very new to this business and I want to gain clarity in all aspects. Thanks!

Good evening BP fam!

I'm still fairly new to the world of Real Estate, although I've been researching investment strategies for the past couple of months, I still have a ton of gray areas and questions on where to kick start my investment career. A little background on myself, I'm 21 years old, still in undergrad and in the final stages of attaining my salesperson license. Once I get licensed, I plan to sign with one of the major brokerages, KW, due to their amazing training programs. Though I'm excited to start my new career as an agent, it's not where I want to stay. I want to build capital to begin an investment portfolio but I'm not sure where to start. Any suggestions on how to actively invest while being a salesperson? Short sales? Seller financing? Assignment of contracts? Anything helps,

I'm assuming the $1425/month is going toward the 100K loan payments? I apologize in advance for the series of questions, I'm just trying to interpret real life scenarios as clearly as possible. Another question, do large brokerages such as KW usually allow assignment of contracts? Could I do a traditional wholesale transaction, but if I fail to have an end buyer, just list it for a higher price?

Thanks for a new prospective, very insightful. I have a couple of questions, say I get licensed and sign with KW. Will they allow assignment contracts? From what I understand from your story about the 40k free equity:

You found a seller going for $135k but they ending up selling right away for 120k... after the transaction I'm assuming you kept the property as a buy and hold? If so, what were the numbers like with this deal and when did you begin to see profit?

Thanks for your input and opinion John, I truly appreciate it! It's important to see things in this line of work for what they actually are rather than what I want and expect them to be. I feel wholesaling is so popular amongst 'newbie' investors because on paper, it seems easy and seamless:

1) Find a deal

2) Market it to a cash buyer

3) Cash out!

though it sounds easy, I'm aware it takes tons of willpower, due diligence to make sure the numbers are correct and not to mention the controversy surrounding it over the ethics and morality no matter if it's technically legal or not. It's a  fine line to walk on, considering me being a brand new investor even though my intentions are to be 100% transparent with all parties, however I'm aware of the risks and reputation of wholesaling. With that being said, would you recommend any other strategies for getting started in investing? Thanks in advance!

Hello BP fam!

I'm Lauren from Houston, TX and I'm fairly new to the site, let alone investing. A little educational background on myself, I'm an undergrad student majoring in psychology with a minor in marketing and also a Champions School of Real Estate student. I've completed all of the courses mandatory to be able to take my licensing exams though I'm hesitant to go through with it. Reason being: I've been researching wholesaling for the past couple of weeks and it's seemed to really peak my interest. I believe there would be a conflict of interest if I was to sign with a broker and attempt to wholesale. Any thoughts or suggestions on the RE agent and wholesaler dynamic?

Also, when kick starting a wholesaling business what are some of the key components I should focus on? I'm sure it'll be something along the lines of:

1) Marketing

2) Leads

3) And more leads

but I'd like to hear other people's opinions. I'm also open to meeting up in the Houston area to chat more in depth over coffee, my treat! I look forward to hearing from you guys, thanks in advance!
