I’ve browsed local news pages for real estate updates but struggle to find any articles with substantial content. How do you guys find information and articles on updates in the market (local and National)

I've told some people about my investing goals and how I'd like to put a smaller down payment on a multifamily property and live on site. They've told me that I should looks out for PMI Costs. I did some research and understand what they are but I'm not sure how to evaluate which is the better deal. What are the pricing and mortgage differences between 20%(or more) down and 3% down plus PMI?

Theres a lot of number crunching and calculations that are needed to tell in a property is going to be a good investment, or to calculate expenses, or how much an agent might make off the property, etc. How can I learn these calculations, is there an educational book that takes you through it all like a math class hah

I'm a new investor looking to purchase my first property in the next year or so, but I've heard people say the the rapidly increasing prices in Miami, Fl and surrounding areas means that "the market might burst because properties are priced higher than the actual value." or something like that. but I Haven't heard that from anyone who's actually in the market right now. Is it going to be better to wait a bit longer? also any other advise for entering the real estate world in Miami?
