@Neil Henderson barnone the greatest context of cap rate that I've ever read. I try explaining to so many novice investors that there are so many external factors that determine what's considered a "good" cap rate. Personally I've never thought about how greatly interests rates impact the CAP. Also, the example you used also truly spoke to if the investor is in acquisition or disposition mode. $1.5m sounds a lot better than 1.0m if I'm selling.

@Nghi Le this a great program do you find Delayed Financing and can I recoup my rehab costs if they are on the HUD at acquisition?

Thanks Andrew. The crazy thing is Houston shutdown just before I closed on the acquisition on this one so I almost wholesaled for a whopping $5k. Thank goodness I pushed through.

Sure thing Lavar! So were you planning on wholesaling the deal prior to the shutdown but changed your mind because the shutdown? 

Actually my HML decided to stop funding new deals when the shut down first happened. So I only entertained wholesaling it because I needed to find a new lender and it was a plan B until I could secure financing.

Ailson I'd be happy to help you out. I actually use a GC on all my projects. I'm also full time retail real estate agent so I don't hire any subs I let my GC handle pretty much everything. I just oversee him. Shoot me an email.
