Hi All, I have been looking to get into investing but am having a hard time finding single families that make sense. In a recent search for multi-families, I came across this mobile home park for sale: https://www.loopnet.com/Listin... I don't know anything about mobile home parks, but the finances seem to make sense. What am I missing here? What are some common pitfalls of owning mobile home parks?

Hi Salvatore! My Biggest question right now is about picking a market. I am using the BP insights spreadsheet for macro data and it is overwhelming! I live in San Francisco, I have about $100k saved up and want to do my first BRRR deal before July 1. I have about $100k saved up and I have contacts in Mobile, AL, Kansas City, MO, and Knoxville, TN. However, none of these places (at least on a macro level) cash flow. There are THOUSANDS of markets to pick from and I just don't know where to go. Got any advice?

Thank you all for the encouragement! It's time for me to set a written and clear goal and get the first deal done, even if it's ugly! Here are some other next steps I can think of.

1. Pick 3 markets where the investments make sense.

2. Pick the best of 3.

3. Go to BP forum and try to find team members or partners in that area. 

4. Find a rock star real estate agent in the area. 

5. Look for an analyze deals. 

6. Make it happen!

Hi All! I’m new to BP forums and have been studying and reading about real estate for a few years. I love the BP podcast and have set a FIRE goal for 5-7 years from now (I’m 38).

I am currently failing to launch and I need help getting off the ground! 

For the past few years I have been making the excuse that I needed to save some money in order to start my RE journey. Well, now I’ve saved about $100k and I’m still not taking action. I spend a lot of time looking online and can’t choose where I want to invest. I think I’m currently suffering from a fear of failure or losing the money that took so long to save. I want to be better and I need to shift my mindset!

Please share some of the ways you shook your fear and got started on your journey.
