If I were you I would take a look at what the homes were selling for at the peak of the market to get a feel for the appreciation  potential , seems to me  like this would be a great buy and hold opportunity.

I believe it really depends on your market. I prefer to invest in DC because of the rapid appreciation caused by so much new development. But again it really all depends on your market.

I have a question guys , I have recently stumbled across many undervalued condos in my area. They are small apartment style condos that I believe I can rent out and get an easy for sure cash flow. Do you guys think this is a good idea ?

OK, so I am a fairly new investor from Washington, DC  an I am realizing that most of the worthwhile deals in the city are auctioned properties or wholesaled deals which require "ALL CASH" offers. Since I am fairly new I don't have enough to purchase these deals with Cash. I am wondering is there anyway to finance these deals maybe with either private money or some type of loan ? I apologize in advance if my question seems scattered but it must be a way to get this 'ball rolling".

What are some reliable websites that you all use to automate this direct mail process ?

I recently watched a video by Brandon Turner an he gave me the idea of using the direct mail strategy to find multi-family properties. Besides seemingly distressed and mismanaged multi-family properties what are some other type of MF's should I target. I am trying to send out a massive amount of Direct Mail any help would be GREATLY APPRECIATED !!!!
