Quote from @Nathan Gesner:

Welcome to the BiggerPockets forums!

16 closings is a decent start for your first year. The market is slowing, so keep your eyes open for the change and be ready to flex to stay alive. There's a record number of agents and a slow market means some will go hungry over the next couple of years.

Absolutely, over here we have started to see less showings on listings, and definitely more price cuts on turn key houses. I realize how beneficial it is to be an investor friendly agent right now and going into the future, since most of my clients are constantly buying regardless of market conditions. I’ll definitely take your advice to be flexible so I can adapt to the upcoming changes for sure!

Hello everyone! I live in the North Georgia area, and have finished my first year as a licensed real estate agent after 16 closings! 😀 I found my niche working with investors outside of Atlanta (Rome GA, Cartersville, Calhoun, etc), and absolutely love it. There's something about seeing a distressed piece of property and knowing that it has the potential to be something so much more. While I do not yet personally have any investment properties myself, I have become friends with many landlords in my area who are constantly buying and selling. Many of my current clients are older and considering getting out of the rental game and selling. I am new to the Bigger Pockets website and would love to connect with other investors and agents near the North West, GA area. I'd like to hear what type of properties investors from Atlanta are willing to purchase, even if the property is an hour away? Is there a specific buy box that an investor would need to have to purchase a property 50 miles away from their location? I appreciate any advice on how to attract more clients who are looking for investment properties. Thank you !!
