I arrived at this post too late. I know 3 techniques for houses that are upside down...as long as they are in good condition.

Interesting Post...I have to address the point about letting the seller know what you are doing.

Who in Real Estate tells the seller exactly what they are doing?

I tell them I am going to resell the property for a profit otherwise I would not get involved.
The manner and method is not their business it is mine. That is why I am in Real Estate and they aren't.

I was with them years ago. I was impressed with the apts training. I am using a different investing method for SFR though...I don't like risking my credit for business deals.

Interesting but if it does getting that point I would probably go back to the seller and discuss adjusting the terms to possibly owner financing to make the deal more marketable...just a thought.

Hi, Is this deal still available? If so, does the seller need to cash out i.e. get the mortgage out of his name or does he require some of his equity in cash?
