I didn't hear that podcast, but I love Coconuts Fish Tacos, Miso Phat Sushi, Nalu's and Sansei in Kihei, Nuka in Haiku, Hailiimaile General Store in Hailemaile, and Mama's Fish House in Kuau (Paia).

I've never steered anyone away from a FSBO. That said, FSBOs can be pretty unrealistic in their pricing.

Like @Jay Hinrichs said, splits can be anywhere from $1k/deal to 40%. Shop around.

And yes, by all means get your license! So fun owning your own brokerage

Lol! Exactly. Still surprises me how many Realtors don't own anything after 20 years in the business. I guess some people are really more salespeople than investors. To each his own!

@Mike V totally agreed! I get the same returns you mention on my vacation rentals on Maui.

What I find interesting is many of the respondents don't own a condo in Hawaii, so you have to question the value of their advice.

Aloha @marcello di gerlando. I own two vacation rental condos on Maui, and they produce good income, better than the investment referenced in the Destin FL area. However with prices up good deal are hard to find. 

If you want to vacation rent a house here, you have to own it for five years prior to applying for the license unless you intend to live on-site and operate a bed and breakfast. 

In short, I would recommend Maui for the awesome location and excellent year-round occupancy, but unless you self-manage a condo, it probably will not work for you in terms of cashflow.

Enforce the fees! @jay hinrichs totally agreed LOL.

Interesting comments about the partial payments--I guess that varies by state? When I worked for a big PM firm here in Hawaii, we did accept partial payments, but of course we had them sign off on a payment plan, and supposedly this paperwork would strengthen your case if you ever had to go to court to evict. 

OP you need to find a good real estate attorney who can address your state's particular laws as they do vary a lot.
