Hi @Ian Tyndall

Just saw your post. The market is a tough one to navigate right now, but I can certainly try and help. I am a licensed real estate agent in NM and have two STRs in the Angel Fire area. Let me know if I can help and/or if you want to explore the Taos/Angel Fire/Red River markets. They are performing really well for us!

Jeff, let me know if you need a local Real Estate Agent to help you out. I have purchased two investment properties here (one multi fam and one small apt). My husband and his team are performing a BRRRR right now, not complete, but its getting there. Shoot me a message if you would like to chat more.

Carlos, in regards to chads comment, we work with Rhino Realty and if you send me a private message, I can help you connect with them if you would like to pick their brain more about the rent in the area.

Aldo,

I have also heard targeting traveling medical professionals for STRs is a good possibility. That is something my husband and I are looking to do in the near future. Ill keep you posted on how it goes.

Carlos, if you do try to get your foot in the door for STRs, I would recommend having multiple exit strategies in the event that a STR does not end up working out for you. Make sure you would be able to rent out on a long term basis (and either break even or cash flow a little) and/or be able to house traveling nurses etc. If you find a place around the University area, I think there is potential for a STR to work. The University not only offers visitors of university students, but those who are in town to visit family from the base as well as those in town that are in need of medical care.

Hey Travis! I am a real estate agent in Albuquerque/Angel Fire area. I currently live in Albuquerque, but my husband and I just purchased a STR in Angel Fire...and its performing really well. My brokerage is actually located in Angel Fire (45 min from Taos) and has sold property in Taos, so we may be able to help you out! I have never sold/listed a property in Taos, but have explored the area/market in an effort to purchase a STR there myself.

I'd love to learn more about what your goals are for your STR. Are you looking to cash flow? Or is this STR just something you want to simply own and have guests pay off your mortgage? From my experience, a place near Taos ski resort would guarantee year round renters. Taos not only has amazing skiing, but also has a bike park, and they have plans to expand.

We originally wanted a place in Taos, but the market to entry was too high for us. If you are willing to pay a little more, and get a smaller place, you can make Taos work. I love this stuff, so I can help analyze a couple properties there for you. Also, if you are interested in learning more about Angel Fire, let me know. Purchasing a STR there has been a huge win for us and a great first STR purchase.

Feel free to shoot me a private message and I can give you more details about what I know about the Taos area and STRs around there.

Bigger Pockets family,

Does anyone have suggestions on how to find a good CPA?  We have scheduled meetings with 3 CPAs and they have all been late or missed an appointment. We are looking for a CPA who has experience with filing taxes for both investment properties & overseas investments.

Thank you!

@Lindsay Schwebke Thanks for the heads up. We ran into this with one house we called on a couple months back. Good to hear we aren't the only ones.

@Glen Holmen Thank you! We are bummed to be leaving Italy, but excited for ABQ. We have honestly heard such great things about this area. Awesome advice! We will use these avenues to start looking, and maybe find ourselves with a Casita.

Hello BiggerPocket friends,

My husband and I are moving to Albuquerque, New Mexico (currently living in Italy) and we are looking to do a house hack. We have put offers in on duplexes, but have yet to beat out the competition.

I am wondering if any BiggerPockets members have experience in the ABQ market and/or know of a better avenue to pursue other than Zillow and calling real estate agents. The market is certainly a sellers market right now, so we are finding that if there is a good multiplex on the market, it will go for over asking price and will be gone in less than a day.

Thanks for any advice!

Leah

Post: Looking for houses around Montgomery AL

Hello to all! My husband and I have narrowed down our search! We are now focused on buying an investment property near Montgomery AL (preferably Prattville/Wetumpka/Deer Creek areas). We are looking for 3 bed 2 bath listed for roughly 100K. We are currently both in the military and would like to rent our home out to military members (as we know how the process works!) . We will be in the Montgomery Area this March through April. In this window of time we are looking to buy a house. We have reached out to a few Real Estate agents, and property managers but have not yet felt like they have been the right fit for us. We want a real estate agent who understands what we (as investors) what we are looking for (not just a pretty house). We have also only come into contact with one property manager successfully. Is there anyone out there who is currently living in Montgomery who could help us out? Does anyone have advice for how to best approach this market? Does anybody know the best areas that rent? We are motivated to find a good deal and buy a good deal in the very near future but just need a little more insight into this market. Thank you!
