@Anthony Swain @Brandon Croucier  Found a Five unit in my price range and the numbers work which is really hard to find in the area. It being a five unit puts it out of range though.

Being a novice, I have the following question. In order for me to be able to move in I would have to combine two units to be able fit my family. It would therefore for all intensive purposes be a 4 unit. Would that be wnough for it to be considered a 4 unit and be eligible for the FHA or Fannie Mae?

One more question, can you use the 5% for 5 units+ or is it subject to the same 1-4 limit?

Living in Los Angeles, looking to start house hacking and putting the high rent toward building equity. Can someone help me with the basics of the difference of the 3.5% vs. 5% loans?

Looking for the general differences, but one specific question as well, would the 5% work for a 5 unit or also only for 1-4 unit?
