No. Sellers are not interested in selling right now. And I don't know that opening a new one is in the cards right now either. I may look a little farther out then our small town.

Remember when you look for a brokerage to work with, you are interviewing them, not the other way around. 

Go to open houses and look around. Learn your area.

To the agent. If it is on the MLS, it is under contract for the agent to facilitate the sale

A lot depends on the property and zoning. In general, commercial loans are a whole different animal than residential. 

Your best bet is to talk to a mortgage broker to see what is possible

Does their lease discuss this? If the lease says that they are not responsible for those appliances (meaning they left ****** stuff instead of leaving nothing) then what they need to do is buy their own stuff, and take it when they leave. And put the old broken crap back. 

If the lease says that the landlord provides these things: then the landlord is responsible to fix/replace them.

You need to talk to a real estate attorney. To get an easement filed or enforce one if there is already one on the title

Hard money is best for flips. Not as much for rentals. They are high interest rate short term loans. So you would have to be able to refi pretty quick to pay back the loan for a rental property. You want to look at private money or a joint venture partner for more flips. Or try smaller mortgage companies that might be able to work with you. 

Schools and medical buildings are always good signs of high quantity of people looking for places to live.
