I dont know that any bank will sign off on a contract that allows assignment.

Once it gets listed, that is really when you want to work with an agent. Seller agents often respond better and faster to other agents then to non-agents. It is just the way things work. 

You can always offer a low safe number. (40% of ARV or such). Explain the number. Where you are getting your ARV. Your lack of being able to see the place. The concerns you could see from the outside. At least you have started a conversation and let them know you are serious and have $$.

There are good deals on the MLS. They are just like any other deal. You have to analyses it. Some will be better than others. Some may be good deals but someone else is willing to pay more than you.

Off market, depending on how you find it. Some are going to have the same problems of some people willing to spend more than you are. And wholesalers are always making their buck off the top also. 

From my experience, the best deals are the ones you hustle and find yourself.

Paying the agent is on the seller to do. So I would just let them deal with it.

My husband runs our property management side of things full time. So we have the time. 

Owning the land would be great. We are in TX so land is not as expensive as other places. I have found one or two for sale a few towns over. It would be nice to have it closer.

Why not contact a skip tracer and get their phone number?

Wholesaling is something that you really want to learn from someone doing it. So start going to REI groups. Make friends. Find someone doing well and ask to shadow them.

So we have single family rentals. But are looking to branch out. Where we live there is one landromat. It has horrible reviews for not being clean and things not being fixed. And the owners of it, own the one in the next town over (small town living). 

We are talking about reaching out to see if they are looking to sell, or build our own. But taking that first step seems to be difficult to figure out. Form a corp? Reach out? 

It just seems like such a good time with a bunch of real estate being build. Apartments. Town is expanding. But it is a new area for us so we are stuck in analysis paralysis. 

Any suggestions on starting out/first steps?
