You can pay a skip tracer to find the number

Apply to them one at a time? That is how most people do it. 

But no, there is no way to pay one fee to different people for their individual applications.

Dont sign that. A good agent (like me) doesnt use those. He knows he sucks and is trying to force you into working with him. 

Politely decline and tell him it isnt working out. Just leave it at that and find an agent that works better for you.

You dont need them. Not for wholesalers or FSBO. You certainly can if you want but really what are they going to bring? They are not going to be doing the work to find the properties or really do anything to earn that 3%.

I am an agent. I work with investors. But only with MLS properties. They dont need me for anything other than running comps. And I happily run comps for investors that work with me on properties they are buying on their own.

HELOCs are great... but not every state has the same laws about them. In TX you cannot take out a HELOC on a rental.

Very location dependent. Texas has one that is provided by TREC.

It likely wont qualify for FHA or CA without it being repaired. I dont know about conventional.
