I use rentprep for the background check. 

Looking for no recent criminal history

Fair credit score. Sufficient income. Reasonable debts with current payments. No evictions. No court judgments. 

I hard pass on anyone with payday loans on their credit score. 

There is no magic way to figure that out. 

Because how much you spend doesnt correlate with the rent. 

You need to know areas first. Drive around. Figure out the nicer areas. The less nice. The areas that are growing. 

Then start either working with an agent, or driving for dollars to find properties that match price wise. Then comp for rents in the area.

Some agents just suck. Only other step is to have your agents broker contact their broker. It may or may not do anything.

If they are working with an agent, even if it is owner financing, the agent is still who you work with. You wont be able to go around the agent.

Your best bet is to get a steady job so you can qualify for a loan, buy a multi family home and live in one part and rent out the other(s). Pay down the loan with the rent. Rinse, repeat.

Start in areas of town that you know. 

Then decide if you want to look at off market or on market.

If your goal is only to invest, then you dont need a license. It can help with some things but really, propelio can do a lot of that, or working with a good agent. 

I am an agent and an investor. But I use my license to work with other investors to help them buy and sell. As well as use it for my own investment purposes.

@Devon Cornwall skip tracers are people who spend all day digging up info about people. For warrants, subpoenas, and for real estate buyers.

They generally have paid for different services that give them access to info that would not be worth it for you to pay for, for the handful of searches you need done.

They can generally find numbers, addresses, next of kin.
