As long as they own the properties they can sell them without a license.

I hear you. I still work my full time job. Have to keep a roof over my family and food on the table. 

But there is nothing that stops you from doing it and working. You have to make smart decisions. 

You need to figure out:

How much money do you have to spend? 

Are you managing it yourself or going to hire a property manager? 

Are you in an area that makes sense financially or do you need to go somewhere else?

I am buy and hold in DFW. It is a great rental market with good house prices. 

I am also an agent if you want any info about the area. There are some great growing areas.

Really depends on you. How much time do you have? 

Personally we dont look farther then about an hours drive away from us

Referral is the best way. Other than that, start calling and find some that you feel understand what you are looking for. 

What area are you looking to sell in?

Well, that is what everyone wants, not just real estate investors. 

What about real estate do you enjoy? What exactly are you wanting to get out of it? Rental properties, flipping, commercial? What do you have to put into it?

@Kent Nielson finding deals has not been a problem. Financing is always the hurdle.

Finding the deal is a matter of first running the numbers then looking at the place with a critical eye.

Our first rental was a brand new construction. No zero work. Just rent and go.

Second needed a little updating and some work. The only thing we had to hire out for was moving an electrical outlet that was a safety issue and a new water heater installed.

Number three is more of a struggle so far. Just getting the financing together. I got my real estate license so that we can have better access to MLS with paying someone else the realtor %. So it is nice to see what the market is doing and what is selling for how much.

I used RealEstate Express. I liked it. Passed on my first try. It was easy to do and all online.

I did real estate express. It was good. Passed on the first go. I also watched the PrepAgent youtube channel while doing other things. Just to learn by osmosis.
