Personally, I wouldn't do it. Some might call it suspect but you should start with formal applications and credit and background to weed out candidates and not waste time. Second I'd try and personally interview as many tenants as possible and call on their references - all while abiding by fair housing. Lots of "professional" tenants make their start by "checking it out for their friend" or family member. Next thing you know seven people live there you never met. Just my two cents.

Good work to Kevin Hunter - what he said is spot on. If you can live for cheap it's worth it and when you rent it out and the numbers work, and your cash flowing then it's a win. I like to think about it as "would I live here for 100 in rent? " you probably would, always good for the first deal. Just don't be impatient - might be able to find something better.

@John Mahoney, its always different by date, but it sounds like he was just trying to tie up this property. Also, home sale contingencies, or someone who says something like that makes the offer really week.
