Thanks for the replies :)  I'm just not sure if I could get out what I would have to put in, so I guess first of all I would have to run all the numbers.  I'm about 100% positive it's a tear down and also not sure I'd be up for the challenge of a reno but now I'm getting analysis paralysis, lol.  That being said, it's in Mount Pleasant NW Travis, and yes it's an R2 zone.  I could pull out the equity but would probably need to partner with a flipper or developer to do the renovation.  There are many old houses on my street that have already been replaced with new properties.

I own a distressed single family home in Calgary, Canada.  It's in a very desirable neighbourhood  but I'm not sure what to do with it; sell as is (probably a tear down) or flip it to myself.  There is a $100K mortgage but the property itself is probably worth around $400K in this current market. Could I take out some equity, renovate, refinance it and get a better interest rate?  Then I would like to use the equity from the new appraised value and buy another property.  Sounds very complicated to me! I am a complete newbie here, so I would really appreciate any feedback anyone would have, especially if you're familiar with the Calgary market (which is in a slump right now and a buyers market, but slowly beginning to recover, so I would like to do this sooner than later).  Thank you in advance for your replies!! :)

This is a beautiful property in an excellent neighbourhood in the gorgeous city of West Kelowna (Okanagan) British Columbia.  The owner ran out of funds to complete the reno's but what has been done thus far has been quality work with quality materials.  There is room for renting out or anything you would like to use it for; it's a huge house with plenty of garage and storage space.  Stunning views of the lake from the various decks, beach access within 2 blocks and is surrounded by a couple of wineries and their vineyards.  The Okanagan weather is mild in the (short) winter and hot and sunny during the summer (air conditioned for your comfort).  This property is a gem in a very desired neighbourhood and is priced to sell!  Take a look at the pictures and information on mls.ca, listing #10099345.

I am also interested to learn more about tax sales.  Obviously the rules vary from state to state but I am in Canada so if anyone has information about Canadian tax sales, I would love to hear about that.  I'm sure it varies from province to province as well - I'm interested in Calgary, Alberta and Okanagan area of British Columbia, thanks!

Hi, I am just beginning to look at REI and am a TOTAL newbie living in Calgary. This site is awesome, so much valuable information, but I'm feeling a little overwhelmed. Recently I heard about tax sales and it's captured my imagination but, like anything else, have to do the research and not approach anything until ready. Have any of you invested in this kind of sale and if so, was it a good investment? Has a touch of "profiting from someone else's misery" though, which doesn't give me a warm cozy!

They were charging $36,000 for this in Calgary, Canada!
