Post: 4 Family "Flip" in Fitchburg Massachusetts

@Jonathan Bombaci That's inspiring to hear of such a good deal! I'm looking at a 4 family now in Fitchburg built in 1910. The seller is a coworker and is eager to sell, but the house is in rough shape. Had the inspector go through and says it has a lot of work to do. Structural repairs from sinking floors to bowing external walls. Most likely rain water getting into the house. There is a laundry list of other items that need to get fixed on it (roof, bathrooms, kitchen, install 3x hot water heaters. Would you mind sharing any good general contractors you worked with that took on your multi's in Fitchburg? Any experience and recommendations with structural repairs? This would be my first purchase if I decide to purchase so I'm unsure of what to look out for. Any advice would be helpful. Thanks!

Hi everyone, great to see so many interested in Fitchburg. Would any of you be able to help a first timer. I have a coworker who is giving me first dibs on a multifamily in Fitchburg built in 1910, but it's in rough shape and will need some major work. Structural work is the most concern, basement units floor angles in, bowing walls, underneath the house looks to have a lot of moisture. All 4 bathrooms have water damage and will need to be redone. Repair list is still longer. Does anyone know of a good general contractor that can give me an estimate on a large project? Hoping to use this for a rehab/construction loan.

I found the oxford house I was looking at listed on zillow. Short answer is no, I decided not to purchase. After more research into the MA Oxford house program, found out that MA doesn't have the Oxford program integrated into the State. Not backed by the state at all. So it is run like a classic sober home, but with the oxford name. After some phone calls, I found out that many New England states don't have Oxford programs. No local oxford reps that manage the individuals in the home, but just home owners who run the homes alone, abiding by the rules of the oxford home. Many states in the south work with the oxford home program. Glad you were able to find an agent and receive info from your chapter. I agree with Ian. Each state is different, so I highly suggest to anyone interested calling the HQ in maryland, and finding the local chapter for info.

@Haley Fairbanks I was wondering if you had an update to your findings? Would you be willing to share your insights on your experience with the Oxford house sober living?

I'm currently looking at purchasing one now. It will need a lot of refurb work, but want to know what the management requirements are as I work full time for the government.

@Cameron Davis did you eventually execute on the Oxford home? I'm currently looking at doing the same thing. except buying one that already exists. Wanted to hear what you went through. Pros and cons if you could share.
