Parents died, daughter inherited house & lives about 1.5-2 hrs. away 

Just thought I would make it easier on her to mail them instead of driving. But I guess it's not completely out of the question.

Unfortunately no Ryan. That's a large part of why I want out of the industry. Lawn maintenance is the lowest grossing service in the green industry. Because of that we can't pay laborers anything above $14.00 per hour which brings in some less then motivated people. We've tried it all....Bonuses, higher then average pay, PTO, bonus paid days off, paid holidays etc... I still have to go behind my guys and clean up the half fast jobs they do. I get calls nearly daily with complaints that the employees missed something, hit/damaged something etc..   Then I spend all my free time doing side projects to keep extra cash flow going to keep the business expenses knocked down, and as if I had any free time the rest goes to maintaining equipment & getting things ready for the next day work. 6:30 AM - 10PM 6 days a week. It's time for a change!  I've sacrificed enough and have not nearly enough to show.

I own a lawn maintenance business. After 18 years in business I am ready to throw in the towel & claim my life back lol. 3 full time employees and myself. This week I plan to fire one of my newer guys and down size a bit here in the next couple of months.

Thanks Angelo ! You fear of getting into a low cash flowing deal was that I wouldn't be able to pull out equity to then purchase more rentals. Everyone is right in saying the first deal is the most difficult! But I look at it as the second is just as hard if I cant come up with the cash for the next deal as well. I am studying up on more creative financing.

Do you think using several realtors would be a good idea so they dont get tired of me making lower offers? I could see a realtor getting sick and tired of filling out paper work for offers that they have a good chance of declining. 

My wife knows a women who just got started working for another realtor. We are going to try and connect with her to see if she can work with us on making offers and feeling out some people that may be in desperate need to sell quick. Unfortunetly we dont have private money or enough to pay cash. We do have enough saved to put 20% down.

We've spent the last 2 weeks talking with family and friends to get them to invest in us. They wont lend us money until we've done numerous deals and proven we can do this. So maybe in the future we will have some quick money.

thanks Wes! Good stuff. Yes most of what I was looking at is MLS and from several wholesalers.

I am getting ready to start sending my own letters out to generate some off market intrest.

jaron I haven't.  Me and my wife would like to do a few flips a year for income to be able to reinvest in brrr. Want to keep the portfolio growing with cash flowing properties to quit our day jobs. Was hoping to acquire 6 properties a year. Not set on that number but do realize any more then that and we wouldn't be able to get them rehabbed quick enough. 

I have been driving around jotting down addresses that I would like to send letters. So hoping to nail down a few off market deals.

Thanks Judy! My family all just moved away from dumond nj! They went to PA to escape the taxes.
