Purchasing a buy and hold this month! It's our first one! We are so excited!!! Can anyone recommend insurance agents/companies for rental properties? We live in the north Dallas area.

Short details of the story. We had an employee, he recently quit the family business without a two weeks notice. He just didn't show up. One of the perks was allowing him to stay in our rental for $950 per month. His agreement in the home was month to month. The market value on the 4/2/2 is $1600 per month. I sent him a note saying that he is welcome to stay in the home but beginning in December the new rate would be $1400 per month. I have been made to feel like I started world war three! I realize it's a large increase but he isn't an employee anymore. One note, my biggest concern was his lack of consistency in paying on time. Rent was always due on the first. The rent was normally never received until after the 15th. If he was always late working for us, how would he be working for someone else?  Thoughts???
