What are you basing your approval on? Credit, history, etc etc possibly adjust your expectations just a bit. You could also adjust your security deposit. In the long run, it is rare any tenant will take care of your home as well as you would 

A 3/2 is a great family home but less families will move this time of year. You are priced right for the area, there is just less potential tenants right now.
