Hi Emmanuel, based on my research it’s best to simply ask if they do double closings. Try checking YouTube on the subject. There’s tons of helpful info there.

Hi Bowen, this may be a bit out of your area but the Nor Cal Deal Maker Session in Walnut Creek is a great network of people to meet. Investors are presenting deals all around the Bay Area as well as out of state deals. Check them out on Meetup.com. Their next meeting is Monday 11/18.

Hi @Lydia R., would you consider the POF from these transactional funding companies to be fraudulent? I've watched several videos and read a few books that suggests this method, but I personally question the validity since they are not coming directly from a traditional source.

Hi Austin, I have a similar question about POF when wholesaling as well. Most of the info I've found is that a POF can be received from transactional funding companies (most can be found online with a single google search). I'm not sure if all sellers require a POF from your cash buyers but it could be better to have, rather than not. In almost all RE transactions a buyer is required to show POF (when working with an agent and broker). I'm curious to see more of the responses you receive on this post so I will be following. :) Best of luck and also check out YouTube. There's a ton of really helpful info there.

Anyone out there have conversion rates for a driving for dollars strategy in the SF Bay Area? How many houses mailed/called and how many call backs and appointments set and deals closed? Also, is anyone using Deal Machine and/or REIRail?
Any information would be very much appreciated.
