Hi all! My husband and I own two properties in Indianapolis. I am not impressed with either of the property management companies we have used so far. One was able to rent the property quickly but we keep having issues with extra charges they then have to reimburse me for and I can never get a hold of them; the other has not been able to rent my property for 3 months and they are not proactive at all. I am always bringing them ideas to help make the property more attractive and we are having lots of showings but not closing the deal. 

I have seen on Facebook that Indiana Property Management Group LLC is a good management company. Have any of you ever worked with them or do you have other recommendations? I live outside of the US so I really need someone who is on the ball, proactive, aggressive, and trustworthy.

Hi Everyone,

My husband and I got a great property in Norfolk on auction. The duplex is in good condition and the rents were predicted at $750 per unit which would be a great COC return. However, the neighborhood is rough and we are having a really hard time attracting renters. The property manager continues to say that no one wants to live there because the area is sketchy. I understood this going in however, other property owners on the block had renters through Section 8. I have been asking my property manager to get the property approved but she seems to be dragging her feet or "still working on it" even though it has been 4 months now. Meanwhile, my property is sitting there. Does anyone have suggestions for property managers in the Hampton Roads Area that specialize in Section 8 and/or tenants in rougher neighborhoods in general?

Hi Everyone,

My husband and I recently moved to Japan, but want to continue building our real estate portfolio in the US from a far. We are specifically interested in the buy and hold strategy with the goal being as much cash flow as possible (don't care too much about appreciation and definitely not interested in flips). I started listening to Morris Invest and discovered turn key companies however, thanks to great discussions here on BP, I'm starting to lean towards choosing a market and relying on an excellent investment focused real estate agent to help build my team in order to yield higher returns. We are looking to invest in cash flowing single family or small multifamily properties that only require mostly cosmetic work, not extensive rehabs. I would love any recommendations for real estate agents with this focus in Detroit or Indianapolis as well as any questions I should ask them during the interview process.

My husband and I just started investing in small multi-family homes and are looking to make another investment soon however we are living out of the US and looking for away to continue building our portfolio from a far.
