Appreciate all the feedback. Talking to my contractor, he just built a d a du for his daughter,permits were very difficult to get so I'm leaning more towards splitting our property into 2-3 parcels. Going to do that research today. Know lots of laws are changing on this in the state of Washington due to our "housing emergency". I'll post some updates.

Sher you are correct about the restrictions and that is the biggest thing that is supposed to change with the new laws.currently limited to 24 feet tall with a12/4 roof and the max ground floor can be 800 or 75% of primary house size. Also had to be 150 from primary house. Thanks for the info and thoughts.

The loop hole you could look at if you wanted to go down a rabbit hole but would own all the land would be creating an air park. Basically you get permission from the faa to build your own runway which can be a grass strip even and sell properties along that. Im not saying every runway requires leases but I think most do and this is a way you can own the land. Good luck.

My wife and I are planning on building a dadu on our 5 acre property near Spokane wa and I’ve been trying to educate myself on all the possibilities and issues. When I break it down we will have 2 houses and we could live in either. Man house has 4 beds 3.5 baths and the dadu will have 2 beds 1.5 baths. 

Thinking about things like long term vs short term rentals, furnished vs unfurnished, renting booth and movin if work requires, how to do mail and utilities if we rent both properties etc. 

Looking for other things I should think about and guidance. Thanks!!

We never started new construction but we did get an old WW2 hanger to code. We have tenants lined up once the construction on reinforcing the building is complete. We will have to augment the doors of the hanger to allow the tail off a737-500 to stick out since the opening is 6 inches too short to allow full access. This was a much cheaper option than replacing the whole door and raising the building. 

What you’re asking though would be a lot cheaper to build hangers for GA aircraft. Not easy to get new property to build on near airports. The waiting list is long!

We are still looking into this. Issue is most mid sized airports are still government run and you would lease the land. Not a huge issue but with the housing explosion where we are at, the infrastructure isn’t in place to get water and power to your potential hanger builds. Then you’re just sitting on a lease you can’t do anything with until the infrastructure is put it. Additionally the quotes we were given for concrete and steel for the sized hanger we were looking to build are only good for 10 days because of the volatility of products where we are at. We are still looking into it and have our names at the top of the list but also letting things calm down a bit.

A buddy of mine and I have fallen into being high on the list to be able to build a hanger. We have already lined up a potential interested party to rent our hanger once we have built it. We need to come up with numbers for the company next week. They have a737-500 so we would have to build the hanger to 125x145x45. Potentially we will figure out a way to squeeze in office space in case they are interested in renting that as well. Is there any experience out there with this and things we need to think about or prices we could charge?

Hello!!

I feel kind of bad because I started asking questions way before I introduced myself. My name is Andrew and I currently in Wichita KS. I am active duty military. I am currently renting but during my time away from home I have been reading a lot on bigger pockets and would like to start purchasing houses. My current plan is to buy houses that need a little work or have unfinished basements that I can work on while I live in the to either sell or rent after the military moves me somewhere else. My hope is by doing this I can decrease the tax I owe by owning it for more than 2 years.

I don't know if it would make sense to use the 70% rule for flipping in this case or not?

Also is there any guidance out there of creating a multi family home out of a single family home such as laws etc?

Any insight is much appreciated on any aspect of what I am doing or maybe things I haven't thought of. Thank you all so much for your time!

I just wanted to give you all an update on the advice you sent me. The house I was initially looking at already sold which was probably for the best since I believe waiting until I get back is for the best so I can do the research myself. I am very excited though to own my own home and fix it up over the process of living in it. I appreciate all the help and insight you all have given. Thanks again!
