The Multifamily Family Investing Club is doing a "pop-up" meetup in Jacksonville FL! Come join us for a night of networking and knowledge sharing.

BLD Capital Group and Boardwalk Wealth recently executed a real estate syndication for the purchase of a 138-unit property in the San Jose sub-market. The partners and principals of both companies will be sharing the lessons learned during the process and having some Q&A time with our members and attendees. All within a networking format. (There will not be a formal presentation)

The exact location will be disclosed as soon as we receive final confirmation from the venue. But the meetup will be in the Downtown Jacksonville area.

As always, the MIC meetup is a "no-sales" event. We aim to provide an environment for collaboration and knowledge sharing where both new and seasoned investors are welcome.

You say "I would have to have 12-13 properties paid off to get that cash flow which I cannot do." And my immediate questions is WHY CAN'T YOU? 

Sure you can't buy 8-9 SFRs with $200k but that's not the point. The point is to get to the $10k passive income goal and building a portfolio of 12-13 properties is very much achievable if your timeline is realistic. You already have 4 so you only need to do the same thing you did a couple more times. 

That being said, you do have alternatives to SFR's in the multifamily space as well as mobile home parks, self-storage, and others.

How active would you like to be in order to get to that $10k/month income? You can always participate in a syndication or get into private lending. Or you can try networking with other individuals that would like an active approach to investment with whom you can join forces under a JV structure and chase a bigger deal that you would be able to on your own.

I believe that at this point your best asset is PATIENCE. Take the time to educate yourself on the options you have beyond single family rentals and have a clear understanding on what your level of involvement will be. That will provide clarity and you will be able to continue your journey to $10k/month income following the strategy that best fits your goals.

Welcome to BP's Multifamily Investing forum, I'm sure that you'll find it very easy to get many of your questions answered by all the rockstar investors that hang out around here.

Since I see that you have already received great advice I'll just leave my two cents based on my experience, and with little info about your specific plans:

- After you feel comfortable enough (you'll never feel 100% comfortable and that's actually great) to pull the trigger having educated yourself extensively in commercial real estate(books, podcasts, meetups), focus on building relationships/partnerships with people that are doing exactly what you want to do and doing it at the highest level

- Understand that in order to raise private funds from investors for your deals and doing it long term, you will have to attract the money rather than hunt for it. In my experience the best way to achieve that is to put yourself out there and start educating and providing value through a thought leadership platform.
