Hey BP community,
As a real estate investor, my focus is on SFR rentals in the northern Atlanta metro area (Gwinnett/Forsyth counties) but I've been thinking about setting aside a small portion of my portfolio for possibly buying some land. This is of course purely speculative but was wondering what your thoughts are on this? I have many questions and any advice and referrals to resources would be great!
Some basic questions I had was (as a beginner in land purchases) should I stick with lots on already developed subdivisions? Versus empty wooded lots where utility services are not available? If I buy an empty lot in a subdivision do I have to also usually pay the annual HOA on top of the property taxes? Should I stay away from certain kinds of lots?
My purpose of buying land would be for flipping in 5-10 years and starting off small (0.25 to 2 acres) with a budget of up to 25K

Hi, l've been keeping an eye on Forsyth county as I'm liking the general positive signs of its growing population, good schools, lower taxes, close to corporate companies in the Alpharetta area...

North may be different, I am not as familiar with what is up there. Also, check out homes around the new Denmark HS south of Post Rd on Mullinax Rd. South Forsyth is great as well. Thanks Chris, appreciate the feedback! Yeah, I've been looking around the area and it seems the Vickery school cluster is the most pricey (within the West Forsyth HS area) and North is def. cheaper, I actually have been thinking about the new Denmark HS, would you know how they are going to zone that? I imagine students from South Forsyth would be transferred there? Would love it if I could somehow get zoning for Denmark HS, and I agree South Forsyth is great, but too pricey for me now to get a decent rental property. Have you heard good things about Central and North Forsyth HS? Looks like they are moving up in ranking that last few years...

Hey all,
I'm new to real estate investing and I'm looking to get some good referrals for property management companies in the Atlanta area (I live in Gwinnett county). Has anyone used "Renters Warehouse" I'm been reading mixed reviews, so wanted to get your thoughts.
I decided I don't want to self manage and curious what a reasonable fee would be for a good property manager.
