Daniel Massicotte when we were starting out all our accounts were with RBC. When it came time to sign our first business deal they added several last minute stipulations and asked for a co-signer. We wound up switching to a CU and they really worked with us to come up with a future plan. That was 10 years ago but they have been very flexible and accommodating ever since. Last year we were pre approved for a potential deal in Winnipeg. We never found a deal that worked out but found a local building this spring and not only did they use the original pre approval they honoured last years interest rate.
Hi, sounds like you've really researched your options and have a plan now. I was just reading through and the two things that came to mind were yes one pay yourself a dividend if you need to show it personally. And two maybe try a credit union. Every branch is different but if you can establish a good relationship with a CU lender you might be further ahead than with a broker. You have a decent amount of time for them to get a clear overall picture of your finances. Good luck, hope you get approved and locked in at a low rate.

@Roy N. small world!  Yes being on the number one we get passed through a lot. So I take it your family doesn't farm here anymore?  Kenosee lake is nice, we camp there often.

Hi, I'm new to BP but I found this thread in hopes of connecting with more Canadian's. I'm living in small town Sask. and so far all our properties are local. I'm interested in other markets and I'd like to hear how things have changed in AB the last two years. Leona.
