Hello, I have a home owner who is motivated because he has bad tenants who have not been paying the full rent for a few months now, and I am new to real estate investing and All I do right now is Wholesaling because I have no money of my own, I offered my lowball price for the home but he did not accept it and didn't want to "give it away" lol, but my question is this, is there anyother way I can help this guy with another way to invest in this property? subject to? any ideas will help me! I generally only wanted to focus on wholesailing but I would like to know all my options! thanks!

Haha this gave me a laugh, reading ALL the things the old owner used to do to save on the electricity bill left me saying " daaamn" lol, and the end made me laugh.

Well in my opinion if a person wants to use a "fake" bandit sign to try and generate buyers list it's ok as long as they are not doing it often maybe only once or twice so they THEMSELVES can get confidence that there actually ARE buyers out there with huge sums of cash that will buy homes, keep in mind these people using these phantom signs are usually new and unsure investors who are wondering whether this whole business even works, they want some kind of reassurance as I did in the beginning, we all have to start somewhere and sure starting out with a "lie" isn't the best way of course but as long as it build that extra confidence needed in the new investor it's a bit more justifiable, now once the real estate investor is more "successful" there will be no need for these fake signs at all and they should not use them anymore in my opinion, as far as the whole FTC enforcement .. doing this once shouldn't bring up any FTC fines of 5,000 ... as another poster stated what IF you really did have a home under contract and just left the bandit sign out, it just really isn't a big deal at all as long as you are not doing it often, we all want to run a credible buisness in the end.

Just give me a legal disclaimer that you are not an attorney and you are just giving me advice, I already have an appointment with an Attorney but I feel a little ridiculous asking what to put in the " subject to existing financing" and "equity" lines, I feel like these are things I should know, and I know it is probably very straight forward bu I just need someone to tel me, thanks.

Hello, I am fairly new to real estate investing and I have obtained a contract which I plan on using for wholesaling real estate , I understand most of the Purchase and agreement contract except the line where it says " Subject to existing financing": I don't know what to put there! also where it says "Equity" I mean how I am suppose to know the exact amount of equity there is, doesn't that change depending on who is Calculating the Retail value of the home? Heeelp,

so to sum it up, I need to know what to put on "subject to existing financing" and "Equity" lines on my Purchase agreement contract for wholesaling real estate!.
