only have a sec. Quick thing maintenance is generally way lower but don't have enough data to get an avg. that might be a good estimate.  Advertising is free. Craigslist and word of mouth have filled our vacancies 

I expect our summer elec bills to avg $40. The highest we had last summer and it was quite hot was $60. So I highly doubt any bill will be $100. Besides they are responsible for any over $80.

could be a great opportunity.  Like the others said, get the details of costs for lot rent and repairs. See how much you could sell or rent it for. 

I have 8 rentals in a mobile home park and the park is quite nice, so I disagree with those who say only lowlife parks allow rentals.  In fact, I've been told I could rent homes in some of the nicest parks in my area.  So, a lot of the negativity is hearsay that gets passed around  

Not discounting those here who have had bad experiences.  But all types of investing has it's downsides and failures

Orlando,

I got a $4,000 tax refund and my husband got a $250 a week raise. I spent 6 months putting that $250 in my savings. So, that gave me $10,000 to start my investing. 

I kept putting that $250 in, plus putting all investing income back into that fund. So, that's how I got started. 

So, look at your budget and see what you can save as a first step. It's really nice to invest without debt. Gives you a lot of peace of mind.

it depends on what they are selling for in your area. In my area that would be a good deal. Just be aware that you probably won't be able to finance it.

I don't know if they do or not. I just know they let me. 

We've changed a lot of things since I last updated this thread. We're now charging 180-215 a week with electric included. The electric bills are tiny and we're making more money that way. 

We don't have our trailers insured at the moment.

yes, it sounds like an RV.  Great idea renting a space. I'd love to do that too. Renting RV spaces is better than renting RVs. In my town the spaces go for $400 a month. 

No, we weren't able to get a discount on the spaces, but I did ask. 

We buy only FEMA trailers, but I don't imagine you have them there. There is an abundant supply here. I dream of buying some that don't need any work, but so far, all of ours have needed substantial rehab.

as he said the homes are between 1990 and 2000 models, so they are worth more than $5,000 each. They are already in place with renters with avg rents of $550. Some people don't read the originals posts very well. 

I think the homes are a little expensive. Maybe you could get him down some on the price. With financing offered, I think I'd be very interested in this deal, just at a bit lower price. 

True, you can get homes cheaper sometimes, but not always and it takes a lot of looking and hard work. 

I'd want a lease agreement with the park owner locking in the lot rent as well.

ahh you're talking about RVs. That's what I do. I rent them out in an RV park. Most of mine are rented to construction workers in town for jobs.  They like renting from me, because otherwise, they're paying about $400 a week for a hotel. 

I don't know if you'd have a market there or not. First you'd have to find a park willing to let you do it there. 

You can also rehab them and resell for cash or financing. I don't do that, but don't see why you couldn't.
