I would also say that if you think you want to build on that lot one day, don't rent it out as a MH space. Generally, once a home is placed on a lot, the owner won't want to move it ever. It's quite expensive to move and setup one.

I tithe (10%) on all the money that we bring into our personal account. Usually I give half of it to my church and half to needy people or use for ministry. 

So far, my plan is to tithe on rental income when I start withdrawing it from the business.  At this point all my rental income is staying in the business. 

I'm not sure that's the right approach biblically, but it's my current plan.

Also, get over to the property and see if he still lives there. I had one who didn't pay his rent Friday when it was due. I contacted him Monday. He had moved out Saturday.   

The sooner you find out they've moved, the sooner you can re-rent.

They knew what they were doing and they wanted to. No One forced them. So no, they didn't get ripped off.

Hi Ryan,

I don't rent mobile homes in a park, however, I do rent travel trailers in a mobile home park with an RV section. We currently have 5 rented in this park.  

I've been doing this for 6 months, so don't have a long track record. My experience so far has been really good. I have good renters that pay on time almost always. I charge weekly rents with a deposit and a lease.  So my renters are not transient. I've only had one move out so far.  

After paying lot rent and the electric bills my cash flow before repairs (which are minimal) are 350-520 per month each.   Management has been super easy and my renters are great to work with on the whole.

We have a Mobile Home forum and I hope you'll contribute your expertise!  

I rent travel trailers as residences and get similar cash flows as SFHs.

One thing I've learned about Craigslist - set up an alert (there are apps or use ifttt.com) for deals in your price range, and when a good deal is posted get over there quick and buy it. The good deals are sometimes gone in just a few hours.

Welcome to the forum.  We have a Mobile Homes and Mobile Home Parks section here that I hope you will visit.  We often get questions on mobile home parks, but don't have too many people who actually own one contributing to the discussions.  Would love to get the benefit of your actual experience with them.
