I'd say if you already live in that particular hood and are comfortable with it. 

I lived in a neighborhood that was definitely the hood for a while in my 20s.  I loved it there and would have been comfortable investing there, I think.  I don't think I'd blindly go into a bad neighborhood though.

Hey Seth,

I have probably the lowest end rentals there are - travel trailers.  I have only been at this for 4 months, but they have been awesome.   Gross cash flow before repairs and vacancy is 400-500 a month per trailer.  Not bad for a few thousand investment.

I charge by the week and all my renters pay on time.   All my current ones are easy to work with and I love them. 

I am very strict, though, and I think that's why it's been going well.  Also, with it being weekly, the rent due date falls on their paydays, so I get my money first.

My tenants deposit their rent to my bank account.  I give them deposit slips.

I know it's been a couple weeks since you asked, but about Craigslist -- I've found one trick to getting the good deals on there.   And yes, every once in a while, a bang up deal gets posted.  The trick is to set up a notification - there are phone apps for Craigslist that will do that, or I use IFTTT.com -- and when a winner gets posted, get over there fast and buy it, with cash in hand (take someone with you for security).

We got a fantastic deal on a very desirable trailer last week just that way.  If we had waited one more hour, I think we would have lost it.  (We buy travel trailers, not MHs, though, but the same is true for MHs.).  It did kind of wreck our day's plans, but well worth the inconvenience.
