I ended up renting to a nice lady with no criminal background.

Got the third one rented last night.  We got even higher rent for that one, because we charged extra for her having a cat. 

We had a good bit of demand for it, so I was really happy.   Word is spreading about or rentals and we plan to get 1 or 2 more this week, hopefully. 

Post: Central A/C or Window A/C for low income rentals.

Hi,

Just want to share a couple of things I've learned about A/Cs through personal use down here in blazing hot Texas. 

If I had rentals with central A/Cs, I would make a routine of going by and changing the a/c filters myself.  If the coils get dirty, which they seem to even with cleaning the filters regularly, you can spray them with Coil Cleaner.  It comes in a can at the hardware store.  For about $15 bucks you can clean a lot of coils and the a/c will improve dramatically in its cooling ability.   About the same outcome as your tech is charging you $125 for. 

You will need to do the same thing with window a/cs.  Their filters get just as dirty and must be cleaned regularly.  Same Coil Cleaner works well on them.

I have had problems with window a/c units dripping water inside the home.  We tried everything to stop it, and finally found out through contacting the mfr. that the problem was we were trying to cool too large an area with the a/c.  The solution was to turn the a/c off for at least an hour or two per day in the morning, so it wouldn't be overworked. 

Another problem I've had with window a/cs is that it was difficult to seal the window well and sometimes water would seep in during big rains, and sometimes bugs and spiders would get in.  This was especially a problem with double hung windows.

I see your point.  The drug felon was recommended by someone known to the park and the park manager said he was okay, so that's why I took him.  The guy with the solicitation charge was acting like it was a big deal, so that's why I thought maybe it was.  After checking, there were actually 2 convictions for that.

a travel trailer is an RV - recreational vehicle, a large camper.  Lots of people live in them. Around here RV parks are booming, it seems.

@Robert Leonard  I'm a really new landlord and only have 2 other tenants.  One of whom has a drug felony from 6 years ago.   I discussed him with the park manager and she said she would allow him, so I did, too.

Rent an RV space.  Not storage, but where someone can hook up to the utilities and live.  Around here, you can get about 250-300 a month or more. 

You might be able to fit a couple there.

I felt kind of sorry for him.  He was really embarrassed to tell me about it.

Can someone recommend a way to check criminal only?  I can check locally online, but this applicant has lived in another state in the past. 

My rentals are travel trailers, so the applicants I get are not the cream of the crop and I can't be as picky as many landlords.  

Someone who wants to rent from me has a misdemeanor solicitation of prostitution on his record.  Would you accept that?
