To me it seemed like he emphasized the negatives and grudgingly threw in the positives, because he had to.

You're a gracious person to give him the benefit of the doubt.

Who said it's completely destroyed? Maybe it is, but my thought is that maybe you should get someone who's very experienced with repairing mobile homes to look at it. Maybe it could be repaired more cheaply than moving a different one in. That is quite expensive.

I was looking at a duplex on the MLS the other day and it looked pretty good in the pictures. Then I actually got there and it looked awful. So pictures aren't a good way to judge a property, unfortunately.

Sorry this happened to you and hope you can redeem it somehow!

It seems to me that maintaining the homes isn't a bad idea anyway. If you seller finance a MH and the new owners are responsible for repairs, many of them are going to let problems go until they become much bigger issues. Then if you have to take the home back later, you may be faced with much larger repairs than if you had maintained it all along. Consider a roof leak and all the damage it can do.

I imagine that with the upper level owners someone like Rachel deals with, it may not be such an issue, and maybe she may not have as high a default rate as someone who sells more lower-end homes. But in the lower-end homes I would imagine the default rate is much higher and the lack of maintenance is more prevalent.

Thinking that way, renting doesn't sound so bad to me. Plus, your monthly income is forever or at least the life of the home. Then again, I've never done it, so maybe I'm dead wrong. Any experienced MH landlords on here?

James,

It might be a good deal, but brace yourself for the worst. A lot of times the owners will say a home is in good shape, then you get there and it's so bad you wouldn't let your dog live there. Really, I have been utterly shocked a few times.

Then again, maybe you'll be pleasantly surprised.

Before you bother going out, you might want to ask the owners for sure if the park will allow you to rent the home out. Some won't. For rent, you'll want to charge what similar size and age homes are going for in the area.

QuickBooks is great, but to do it correctly does take some learning time.

Wow. I think that reporter doesn't like capitalism. He makes Frank Rolfe sound like a horrible person because he makes money off of poor people. I guess poor people should be given everything free. I wonder how many poor people the reporter personally supports? Oh wait, people that think like that don't actually help poor people, they just like to force other people to help poor people.

Sounds to me like Rolfe is providing a valuable service - affordable housing and much-improved parks.
