Hi James,
I looked at the pictures and I believe you should definitely get rid of all the animal print. I think it is a bit overpowering. I would also remove a lot of the accessories, pillows, and wall decorations. Give it a nice, simple, clean look.
It's lovely, but many people will not like that look. I would imagine especially in a senior park.

My sister had hurricane damage from Ike in '08 on her double wide m/h. Several months after getting her claim pd by ins co., a public adjuster got her $15,000 more than she had originally gotten.

I would recommend Affordable Cabinet Store. Their cabinets are reasonably priced and beautiful. And made in the USA.

TEXAS DEPARTMENT OF HOUSING AND COMMUNITY AFFAIRS
MANUFACTURED HOUSING DIVISION website has info on this. You transfer the SOL (like a title) to your buyer, with you as lienholder. There is a form on the site for foreclosure of lien.

I'm sorry these people did this to you. I had the exact same experience with a person who claimed to be a note buyer (end buyer-not a broker) that I met on BP.
If I'm ever in that position again, I will require earnest money before anything beyond basic documents are provided.
If you want, send me a PM with the name of who it was - I'm curious if one of them was the same guy I dealt with.

Here in Texas, mobile homes do indeed have property taxes and you definitely want them paid up or the state won't transfer the title (called SOL in Texas).

Joe,
I think you should demand payment and proceed with repossession plans. Because, if this is habitual, he will not improve. I'm basing this on recent experience with deadbeats.
He has to pay for rent or mortgage wherever he lives, and he must learn that home payments are first priority.
I've also restructured a couple of loans (different type) in the recent past and it didn't improve payment promptness at all, in fact, it seemed to get worse.'
Also, you need to enforce your late payment fees strictly.
JMO
